The property at Frankfurter Ring 143 is currently developed with a single-story building, used as a car dealership, and is owned by HAMMER AG. Starting in 2024, the site is to be redeveloped to fully utilize its existing building rights potential.

The project envisions approximately 9,000 square meters of gross floor area, comprising commercial spaces on the ground floor and traditional office spaces on the upper floors. Directly in front of the site is the Schwabing Nord tram terminal, which provides a direct connection to Münchner Freiheit.

The immediate surroundings are predominantly characterized by commercial use. Just a short distance away are the Domagk Park and Bauhausplatz, which offer a variety of dining options and everyday amenities.
