A Munich landmark shines in new splendour: With the reinterpretation of this historic Renaissance ensemble in the heart of the city, something essential is being returned to the people of Munich. The Alte Akademie is being revived as a place of identity and belonging, reimagining the distinctive Munich blend of tradition and innovation. It creates space for every aspect of modern life: forward-looking workplaces, inspiring retail concepts, flexible living spaces and contemporary culinary highlights.
Whether generous retail spaces for impactful brand experiences, environments designed for the future of work, stylish serviced living or sophisticated dining, the Alte Akademie’s versatile mixed-use concept brings together the key facets of urban life across approximately 22,000 m² to create a sustainable whole. Behind the façades on Neuhauser Strasse lies an extensive historic and listed building complex, offering exceptional quality of stay right in the heart of the city.

Hammer Real GmbH, together with the OPES Immobiliengruppe, will continue the original project development initiated by Signa and bring it to successful completion. To this end, the existing plans and underlying concept will undergo a comprehensive review and be selectively refined to create the conditions for an efficient and seamless construction process.
Hammer Real GmbH will act as the service developer for the project. The objective is to further optimise the overall development in close collaboration with the OPES Immobiliengruppe and to successfully deliver it within the agreed budget and schedule. This approach is built on a close and trusting partnership between the two companies, driven by a shared commitment to quality and a clear vision for the project.
The project will also be realised in close, constructive and trust-based coordination with the relevant municipal authorities, particularly the heritage conservation authorities. The sensitive treatment of the historic building fabric and careful consideration of heritage preservation requirements will be central to every stage of the planning and implementation process.
The historic ensemble comprises three main building sections: the former Hettlage department store, the original Alte Akademie, consisting of the head building and the longitudinal wing with their characteristic Renaissance façades, and the Schmuckhof as the rear building.
The former Hettlage department store was designed by renowned Munich architect Josef Wiedemann. Its distinctive façade, featuring geometric artwork by artist Hermann Kaspar, continues to shape the building’s architectural identity to this day.
The project development is based on the existing building permit. An amendment application has already been submitted for the Hettlage building with the aim of specifically optimising the space utilisation concept. Approval is currently still pending. The approved plans for the Alte Akademie building remain unchanged. Demolition and refurbishment works in this part of the ensemble are already well underway.
A change-of-use application has also been submitted for the Schmuckhof building and is currently awaiting approval. The originally planned residential use is to be converted into a long-stay living concept. In addition, selected food and beverage offerings are planned for the Schmuckhof.
The combination of high-quality long-stay living and an attractive food and beverage offering will create a vibrant urban meeting place with a high quality of stay. The aim is to open up the Schmuckhof more extensively to the public as a distinctive highlight of the development, sustainably enhance its amenity value, and establish it as a lively and accessible destination within the overall ensemble. In this way, the Schmuckhof will provide added value for visitors, residents and future office users alike, who will be able to use the area as a place to meet, relax and take breaks.
